Pokfulam - recommend places to live?

Hello,

We're currently apartment hunting in Pokfulam and have reached an impasse with DH - I like (the idea of) low/mid rise living and am prepared to sacrifice some facilities, whereas he is all for the convenience of facilities - neither of us can speak from experience so wanted to get your views/votes.

As far as highrise goes, found some good flats in Baguio Villas, the various Bel-Airs and Belchers.

Do they all compare pretty equally in terms of facilities (playground, pool, gym), and convenience to transport (to Admiralty for DH), preschool and groceries?

Also, any low/midrise-living people that can recommend their building, and which supermarket/bus into town do you use?

We have a 3 year old son, and hopefully one more someday.

Bel-Air will have the most facilities (and the best) and the biggest bang for your buck. I have heard prices have drastically dropped there. As for schools, don't worry about that as most of the major pre-schools will have shuttles that pick up and then drop off all the kids in Bel-Air, Belchers etc....this is true for most large ex-paty high-rises. There is a Park N Shop in Cyberport.
 
How about Scenic Villas, quite big, but only 15 floors high, lot of kids, good facilities (incl. Wellcome supermarket) and apartments are large.
 
Pok Fu Lam Garden, Baguio Villa or anothers?

I'm looking for an apartment with budget no more than $700k, any suggestion? any flat selling? pls kindly refer, thanks so much.
 
i could afford to rent an small outlaying island in hk with this price tag....i'm interested to buy, not to rent.
 
Back to my original thread.....We can spend max 40K - if its true that people are getting 20-30% off advertised price - should I be looking in the $50-60K range?
 
I don't think you'll be able to get 20-30% off advertised prices. Most agencies have already slashed prices and at the most you may get 10% off and 2 weeks free to move in.
 
The amount of discount from the advertised price also depends on when you start paying rent, obviously, the quicker you can start paying rent, the more discount you will be able to get.
 
I've heard of someone who made an offer on an apartment of 21K per month when the asking price was 30K and the landlord agreed! That's a reduction of 30%! I think it depends on the landlord and how stubborn they want to be. The quicker you can move in the better. Note too that I've viewed apartments recently that have been empty for over 2 months because no one was willing to pay the asking price.
 
Depends on who the landlord is. Victoria Gardens for example is owned by Chinachem and is actually increasing rents at the moment! They will not negotiate at all. It is still fairly good value for money though - 1700 square feet, 3 bedrooms, 2 bathrooms and reasonable utility/helper/kitchen space and lovely views with a pool & basic playroom for between $35K - $40K. Scenic Gardens I believe is stuck at around $60K and won't go lower. Anyway hope that's helpful and good luck with your move.
 
Pokfulam is situated south of Hong Kong Island. There are residential estates, some Hong Kong University Student Halls and campuses located on Pokfulam Road.
